The Core Requirements Most Landlords Want to See

While every building and landlord is a little different, here’s what most NYC landlords require from renters:



✅ Income: 40x the Monthly Rent

Landlords typically expect your annual income to be at least 40 times the monthly rent. For example, if you’re applying for a $3,000/month apartment, they want to see $120,000/year in income. If you’re applying with a roommate, your combined income can count.


Some buildings, especially luxury rentals, may be even stricter. But others, particularly walkups or smaller landlords, may be more flexible if the rest of your application is strong.



✅ Good Credit (Usually 700+)

Most landlords want to see a score of 700 or higher. If your credit is lower, don’t panic. Some owners will accept guarantors or extra security deposits. Let me know your situation and I’ll point you to the right properties.



✅ ID and Paperwork


You’ll need:


  • A government-issued photo ID

  • Most recent pay stubs (2–3)

  • Employment letter

  • Bank statements

  • Tax returns or W-2s

What If You Don’t Meet the Standard Requirements?

If your income or credit doesn’t check all the boxes, you still have options:


👤 Use a Guarantor

A guarantor agrees to cover the rent if you can’t. In NYC, guarantors are usually required to earn 80x the monthly rent and have strong credit. Some landlords only accept NY/NJ-based guarantors, but many now accept services like TheGuarantors or Insurent.


🧾 Offer a Larger Security Deposit or Prepay Rent



Offering extra money upfront can help strengthen your application. This is especially useful if you’re self-employed, new to the U.S., or don’t have established credit.



🌍 International Renters
